Description

"87-89 Botanic Avenue is an unlisted six bay three-storey red brick terraced former guesthouse. Its front elevation faces east towards Botanic Avenue and its north gable faces Mount Charles. The north gable has buff brick diaper panel on third floor. Doors have a round headed rendered surround with semi-circular fanlight, cornice and keystone, with quatrefoil spandrels. Windows are cambered. Buff brick string course at cill level of first and second floors, and ogee guttering supported by regularly spaced corbels. Three chimneystacks, each having six pots. This building is open to the elements, with no windows to the front or rear first and second floors. The building was damaged by fire in 2019 or 2020. Works appear to have started and stalled. The roof appears to be new. However, internal floors still appear damaged. The walling is in poor condition with some signs of failure. These buildings are in the Queens Conservation Area and planning permission was granted in 2016 for partial demolition. An attractive terrace with clear potential for re-use that, once restored, would complement the other terraced buildings along Botanic Avenue. Ref: LA04/2016/0737/F "
