Exterior Description And Setting

A symmetrical two-storey three-bay detached farmhouse, built c. 1840 and located to the east side of Pullans Road southeast of Coleraine. Rectangular plan with single-storey extensions to east and west; single-storey flat-roof porch, two-storey lean-to extension and modern conservatory (of little interest) to rear. Pitched natural slate roof with blue/black angled ridge tiles; bargeboards and pebbledash chimneystacks with stone caps to gables. Cast-iron half-round rainwater goods on box eaves. Walling is pebbledash on a smooth rendered painted plinth with raised quoins. Windows are timber sash without horns, 6/3 to first floor and 6/6 to ground floor, all in smooth rendered surrounds with projecting painted stone sills (unless otherwise stated). The principal elevation faces north and is five openings wide at each floor. To ground floor centre is an original recessed segmental-headed doorcase in a projecting painted smooth-render reveal, comprising four-panelled timber door flanked by fluted semi-engaged columns having barley-twist pedestals, volutes and ball finials to heads and replacement obscurely-glazed sidelights on painted brick panels; door is surmounted by replacement transom with plain glazing and accessed via a concrete step. The east gable is blank and abutted at ground floor by the single-storey extension, detailed as main house with corrugated tin roof, having modern up-and-over garage door to east gable and timber casement window to south. The south (rear) elevation has round-headed multi-paned timber sash stairwell window to centre over projecting porch, containing a modern glazed uPVC door. To first floor right is a uPVC window; to ground floor right are two replacement timber casement windows. Slightly projecting left bay with catslide roof has enlarged window opening at first floor over modern plastic conservatory. The west gable has a diminutive window at first floor right; abutted at ground floor by the single-storey extension. Extension has artificial slate roof, three timber casement windows to north elevation and, to south, a large window opening and modern panelled-and-glazed timber door, accessed via a set of four steps laid with modern red tiles. Setting: Situated on a large plot to the west side of Pullans Road surrounded by farmland; modern yard to northwest has a group of large modern agricultural sheds and is accessed via lane from Pullans Road to northeast. Concrete drive to east leads to an informal rear yard with variety of rendered farm buildings dating from the early twentieth-century. Garden to front bounded by mature trees to north, modern timber fence to east, rubblestone wall and hedge to west and to yard at south by a pebbledash wall with painted saddleback coping; accessed at east gable of house via an original cast-iron latch gate on a square pier with pointed cap. Historical Information

The present house dates from c1840 and is first shown on the second edition OS map of 1849-53, with a long range of outbuildings attached to the side, which appear to have survived. Griffith’s Valuation (1856-64) lists the occupier as James Moore, who leases the farm of over 106 acres from Sir Edward Macnaghten Baronet. In 1887 the farm was taken over by William Moore and the 1901 census records him resident in the ten-room , first-class house with his sister Margaret. The farm passed to the Auld family in 1915 and then to Alexander Thompson (1951) and James Cochrane (1952). In the First General Revaluation of the 1930s the accommodation comprised a cellar which was used as a milk room, on the ground floor: two receptions, a kitchen, pantry and coalhole, on the first floor: four bedrooms and a maid’s bedroom, and on the second floor: two attics which were habitable but disused. There was a pump in the yard, a dry closet and the house was lit by oil lamps. In 1955 a new scullery was added to the house and a bathroom and WC installed, together with hot and cold water and electric light. Evaluation

A symmetrical two-storey three-bay detached farmhouse, built c. 1840 and located to the east side of Pullans Road southeast of Coleraine. Architectural detailing to the front facade is largely intact, including original fenestration and a segmental-headed doorcase. Retaining its original proportions, symmetrical composition and much of its traditional character, despite some modern alterations and refurbishments, the house remains a good representative example of its type. Situated in an unspoiled rural setting with views over the surrounding countryside, the house makes an important contribution to the character of the rural landscape of the district.
