Exterior Description And Setting

Detached symmetrical two-storey three-bay redbrick house, built 1860, with lower gable-ended two-storey redbrick return and pair of lean-to accretions to rear. T-shaped on plan facing north on the south side of Moira Road at the junction with Artifinny Road, with an enclosed front garden and driveway leading to a yard and range of redbrick outbuildings to the west. To the north of the yard, fronting onto the road, is a development of single-storey holiday cottages, built c.2000, arranged around an enclosed gravel forecourt. Hipped natural slate roof, pitched to return, with roll-moulded black clay ridge tiles, lead to hips, with two redbrick chimneystacks. Cast-iron guttering on iron brackets to redbrick eaves course and cast-iron downpipes. Redbrick walling laid in Flemish bond with lime pointing. Square-headed window openings with rendered reveals, painted sandstone sills and 2/2 timber sash windows, horizontally-glazed with some cylinder glass, unless otherwise stated. Symmetrical principal north elevation, five windows wide, with central elliptical-headed door opening with rendered reveals, containing tripartite wood-grained timber doorcase. Timber panelled door having six flat panels and off-centre iron door furniture, flanked by pair of plain sidelights, each flanked by slender panelled pilasters, all supporting lintel cornice and plain fanlight of three panes. Door opens onto sandstone step to front concrete area within front garden. East side elevation is cement rendered with two windows to the ground floor and a single window to the first floor. South rear elevation abutted to the centre by gable-ended two-storey redbrick return, further single-storey lean-to extending from the east pitch (c.1950) and rear entrance porch to the west side. West side elevation has a single window to each floor. To the east elevation of the return is a single-pane timber sash window to the first floor with brick sill and a pair of early 6/6 timber sash windows to the ground floor. Further single-pane timber sash window to the first floor of the gable end, abutted by single-storey accretion with corrugated iron roof and steel windows. To the west side of the return is an early 3/3 timber sash window to the first floor, 6/3 to the ground floor and a further horizontally-glazed 2/2 window adjacent to a glazed timber door. The rear entrance porch has a large timber casement window and a glazed hardwood panelled door. Setting: The rear porch opens onto a bitmac paved yard with mature lime tree encased in rendered wall. The yard is enclosed to the south by 1½-storey redbrick outhouse with timber shutters and doors and pitched natural slate roof, abutted by an open-fronted outbuilding with corrugated iron roof and redbrick lean-to to rear. The north of the yard is enclosed by the rear of single-storey rendered range of holiday cottages enclosed to the road by rendered wall. The front garden to the house is enclosed by decorative iron railings on low rendered wall with a matching pedestrian gate opening onto the driveway and a further gate opening onto the road, both on redbrick piers. Historical Information

The house does not appear on the OS maps until the 1902-03 however it can be dated much earlier c.1865. The Annual Revisions 1866-1929 notes that a new house on land occupied by John Wood was proposed in 1866. It is likely therefore that the house was erected shortly after as a further note, undated but on the same record, describes the now completed dwelling as a ‘Neat house, well built’. Prior to Kilwarlin House, the first edition OS map 1833 identifies buildings on the plot, adjacent to the present building’s site, which Wood occupied. It is possible that the current single-storey holiday accommodation adjacent to the house, may have originated from the early settlement, owing to their location. The Annual Revisions increased the plot value of all the buildings from £6 to £14 after the house was erected. Symmetrical two-storey redbrick house, built c.1860 with two-storey return. Facing north on the south side of Moira Road with enclosed front garden, outbuildings and yard to the west, this house is a good example of a more sophisticated farmhouse of the mid nineteenth-century. Retaining is original external appearance including timber sash windows, wood-grained doorcase and roofing materials, the interior appears to be equally intact. The vernacular style of the kitchen and the return in general enhances the overall interest of the house along with some early timber sash windows. Located within its original rural setting with orignal boundaries and modest range of intact outbuildings it is a good example of a complete farm holding and is of local interest.
