Exterior Description And Setting

A two-storey three-bay house with a central two-storey rear return, a single storey wing to one end and a modern conservatory to the other end. It stands in a rural area set back from the public road within its own extensive lands, on high ground above a river. The main entrance faces approximately north. The north elevation is symmetrical with one window to each side of a central entrance. Walling is of smooth cement render, lined and blocked, with a plain projecting eaves course. The roof is of Bangor blue slates in regular courses. There are two chimneys, one on each gable, of similar finish to the north façade, with two octagonal pots each. Rainwater goods are of metal comprising segmental guttering and circular downpipes. Windows are rectangular timber vertically hung sliding sash, with horns, 6 over 6 to the ground floor, and 6 over 3 to the first floor. The entrance is recessed in an elliptical opening and contains a rectangular timber panelled door surmounted by a segmental fanlight with radial glazing. The east elevation consists of the east gable, which is finished in roughcast render over a smooth rendered plinth, with a lean-to roofed single storey wing projecting from it. The wing has a north wall and south gable of rubble stonework. The south wall of the wing is of roughcast with a smooth rendered plinth, bounded by the rubble stonework of the east gable, and contains a modern timber door and a rectangular window sashed as previous to the first floor. Roofing and rainwater goods of the wing are as previous. The south or rear elevation comprises a gabled two-storey rear return projecting from the centre of the main south wall. Roofing and rainwater goods are as previous while walls are all roughcast. The main south wall contains one window to each floor, flanking the rear return, all coupled rectangular timber sliding sashes, 4 over 4 with horns, set in segmental arched recesses. The rear return has a blind south gable surmounted by a chimney similar to previous. The east side of the return contains one window to each floor, rectangular timber sashed 4 over 4, the one to the ground floor being set in a segmental arched recess. The west side of the return contains three sashed windows, all 4 over 4 with rectangular openings, plus a rectangular timber sheeted door. The west elevation consists of the west gable, roughcast, with a centrally placed conservatory projecting from it. The conservatory is of modern glazed and framed construction, of hipped roofed form, on a smooth rendered base. SETTING: The house stands on high ground above a steep and heavily wooded slope to the front. It is approached by a driveway from a recessed entrance gateway consisting of chamfered gate piers, now without gates, flanked by low screen walls. The drive is heavily wooded to one side but consists of pasture land to the other side. To the rear of the house stand one and two-storey outbuildings of rubble stonework incorporating some brick dressings, with both slated and corrugated metal roofs, all of a charming picturesqueness and contributing with the water pump to the buildings interest.. Standing to the rear of the house is an old cast iron water pump mounted on a sandstone upright.

Evaluation

This is a building of what appears to be early 19th century origin, of plain appearance and detailing and simplicity of style, and of some visual attraction and charm, much enhanced by its wooded setting and the close proximity of associated outbuildings and water pump which contribute to the buildings character.
