Exterior Description And Setting

Attached three-bay two-storey house, built c.1820, located to the west side of Moyle Road. Rectangular-on-plan with single-storey gabled corrugated metal extension to west. Roof is pitched natural slate with blue/black clay ridge tiles; rendered chimneys with original clay pots. Walls are painted roughcast render. Windows are replacement square-headed uPVC casements; all have sandstone sills. Principal elevation faces east; left and extended right bay each contain single window to each floor; central bay contains replacement square-headed six-panelled timber entrance door surmounted by transom light; single window at first floor. South gable is abutted by HB10/04/016B. West elevation contains two windows at first floor; dipartite window ground floor left; single window ground floor right; ground floor centre abutted by extension containing vertically-sheeted timber entrance door and timber casement window to north elevation. North gable is blank. House directly accessed from road at east; enclosed yard to north-west bounded to all sides by rubble walling; access to north via pair of corrugated metal gates. Remains of rubble outbuilding to north-west now built over by corrugated gabled shed. Historical Information

The buildings can be dated to c.1820. They began life as a single dwelling which was extended and divided into two houses c.1890. There are buildings shown on the site from the time of the 1833 OS Map. Unfortunately the earliest town plan, which dates from 1828-40, has not survived, and the buildings are not, therefore, identifiable in the Townland Valuation. A guess may be made, however, that it corresponds to a single plot described as a ‘house, workshop and office’ occupied by Hugh Toner and valued at £3 4s. The first clear mention of the buildings is in Griffith’s Valuation and on the associated Town Plan of 1856-64, where it is shown as two separate buildings on a single plot, with an outbuilding in the yard behind, numbered 18 a and b and described as a house, offices, yard and garden. The house has dimensions of 31.6x22x14 and there are two offices, one of which is described as a ‘forge’ – the forge seems at this point to be a building to the north of the house which has now gone. It is occupied by Hugh Tolan and leased from Clarke Mathewson. The whole is valued at £3 7s 8d In Revisions the plot is initially valued at £3 5s. In 1881 James and William Tolan take over and the value is revised to £4 10s. The forge is separately valued at £1. In 1899, the main house appears to have been extended and split into two, the larger numbered 33 and valued at £6 10s, the smaller numbered 35 and valued at £3 10s. The former forge is number 31. Michael Sweeney is the lessor of numbers 35 and 31 and occupies number 33 which he leases from Maturin Baird. The Town Plan dated 1898 shows that the ‘smithy’ is now in an outbuilding to the rear of number 31 and it seems that number 31 is now all that is occupied by the Tolans. The houses were probably built c.1820, indicated by the proportion of fenestration on the facade. However, the wider north bay indicates that the buildings was extended into three bays, probably c.1890, in line with valuation records. A semi-detached three-bay two-storey house, built c.1820, located to the west side of Moyle Road. Although it has lost its original windows and doors, the building retains its original late Georgian urban vernacular proportions and an interesting corrugated metal rear return. Set on the street front with its original rubble walling and enclosed yard to the rear, originally housing a forge, the building is locally significant and has group value with the adjoining house (HB10/04/016B).
