Exterior Description And Setting

Left of a pair of three-storey/ two-bay terraced houses fronting the south side of Sandys Street. Pitched artificial slate roof with rendered chimney at left. Half round metal rainwater goods to front and rear elevation. Downpipe to right of no.24 Sandys Street. Plan skewed as left gable is not at right angles to façade. Walls of street façade are painted line render, with raised eaves course. There are four decorative cast iron tie-bar plates at second floor cill level. Main entrance at right has a modern six panel painted timber door, with narrow transom light over. At left is a modern 1/1 top hung timber window. Two identical windows at first and at second floors, all in line with ground floor openings. All windows have painted granite cills; those at top diminished in height. Left and right walls are party walls with adjoining premises (HB16/28/106A, /105A respectively). Rear wall is painted and rendered in cement. Left bay abutted by modern two storey extension, which continues as single storey kitchen extension at right. Back wall of extensions have modern glazed door at right two paned window to left. First floor of main block has a 1/1 top hung window above the kitchen. At second floor are two identical windows (left one without cill). Rear yard is enclosed to rear by modern two-storey outhouse.

Historical Information

This building is shown on the 1835 OS town map. The first valuation book notes its occupier in 1838 as one John Ewart. It is described in the 1863 second valuation has being 17ft 0in long by 21ft 0in wide by two and a half storeys high. The present building is likely to be the one shown on the 1835 map, and is therefore of earlier date. Left one of a pair of three-storey/ two-bay terraced houses fronting the south side of Sandys Street. This very plain building has been extensively altered and is no longer of special architectural or historic interest. Its contribution to townscape character is recognised by inclusion in the Conservation Area.
