Exterior Description And Setting

One in a group of five three-storey/ two-bay terraced houses fronting south side of Sandys Street. This building is second from right. Pitched artificial slate roof with cement rendered chimney at left. Semicircular metal rainwater goods to facade with down pipe to left (shared with no21). Rear pitch has plastic rainwater goods with downpipe to left. Walls of street façade painted line render, with raised eaves course and raised painted base course. Main entrance, at right, comprises an original six panel (raised and fielded with scalloped corners) painted timber door with narrow quarry-paned transom light over. Opening is flanked by two painted render bands with bracketed and moulded entablature over. At left is a single 1/1 sliding sash window with exposed sash box. There are three irregularly-spaced identical windows at first and second floors; the right-hand ones are in line with door, and the top floor ones are diminished in height. All windows have stop-end chamfered reveals and granite cills. Left and right gables are party walls with adjoining properties. Rear wall is painted and rendered in cement. Abutting left bay is a two storey extension which continues as a single storey across ground floor right. At first floor right on main block is a modern timber window. Directly above, at second floor, are two small modern window inserts to the left of which is a modern timber casement. The extensions have flat roofs and cement rendered walls, and also a recessed door at left and two modern windows to right on their back walls. The upper floor of the left extension also has two windows on its back wall. Yard is enclosed to rear by two-storey random rubble outhouse.

Historical Information

This building is shown on the 1835 OS town map. The first valuation book notes its occupier in 1838 as one John Biggs. It is described in the 1863 second valuation has being 18ft 9in long by 22ft 6in wide by three storeys high. One in a group of five three-storey/ two-bay terraced houses fronting south side of Sandys Street. Front elevation retains all original detail, although alterations to rear detract from overall integrity. Conservation area protection is more appropriate in this case.
