Exterior Description And Setting

A mid-terrace three-storey-over-basement former townhouse with attic, now in use as a commercial premises; built c.1860 and located to the east side of Lodge Road in Coleraine. Square on plan with two-storey gabled return to rear. Pitched natural slate roof with blue/black angled ridge tiles and rendered chimneystacks. Cast-iron half-round rainwater goods on moulded eaves. Walling is painted smooth render; roughcast painted render to rear. Windows are 1/1 timber sash without horns in moulded architraves with projecting painted sills; 3/6 windows in plain reveals to basement; 6/6 timber sash to rear (unless otherwise stated). The principal elevation faces southwest and is three openings wide at each floor; entrance to ground floor right. Entrance comprises bolection-moulded four-panelled timber door with painted cast-iron door knob, surmounted by a plain transom light and accessed by a single sandstone step; door is flanked by panelled pilasters with scrolled console brackets supporting a corniced canopy. Curved plinth walls with coping over basement. The northwest elevation is abutted by adjoining building (HB03/17/003N). The northeast (rear) elevation has two-storey gabled extension at left with 6/6 window at landing level over. Large multi-paned timber sash window at second floor right; 6/6 window to first and ground floor right and 3/6 to basement. Northwest elevation of return has two 6/6 windows at first floor over modern window and door insertion; large modern window opening to ground floor at gable. The southeast elevation is abutted by adjoining building (HB03/17/003P). Setting: Situated to the east side of Lodge Road in Coleraine town centre. Set back from the street with a paved concrete yard to front, shared with number 32 (HB03/17/003P) Yard is enclosed at right by a hedge and to street by a painted render wall on a contrasting plinth, with saddleback coping and square piers having pointed caps. Tarmacadamed alley to southeast gives access to car-park at east. Small concrete yard to rear of building, enclosed by two-storey outbuilding. Outbuilding forms part of a terrace and has painted roughcast rendered walls and a slate roof; modified with modern window insertions at first floor, square-headed timber-sheeted gates to ground floor left and timber-sheeted door at right. Historical Information

The current dwelling dates from c1860 and is part of a development of sixteen houses built between c1860 and c1888 and occupied largely by middle-class professionals, many of them connected with customs and excise, who kept at least one servant. The terrace is first shown on the large scale map of Coleraine dating from 1882. The group of four houses, of which the current dwelling forms part was the first section to be built, being inserted into valuation records c1860. These four houses are named ‘Waterford Terrace’ on the large-scale and valuation maps of the 1880s and differ from the later houses in the terrace, all having been built with basements. The present house, offices, yard and small garden was initially valued at £24 and £1 for the garden, occupied by Joseph Cuthbert and leased from Thomas Boyd the developer. At the time of the 1901 census the occupier was Robert A Wylie, a Presbyterian clergyman who lived with his wife and two adult children and employed a general domestic servant. By 1911 the house had been taken over by Elizabeth Stewart, an unmarried woman of 40 who employed a nurse and a general domestic (1911 census). The house passed to William Dalzell in 1918 and John Hezlett in 1925 remaining in the Hezlett family until at least the 1950s. Valuer’s notes of the 1930s list the accommodation as, in the basement a kitchen, scullery and coal house, on the ground floor, two receptions, kitchen, scullery, on the first floor, one reception, one bedroom, and a bathroom and WC and on the second floor, two bedrooms and on the third floor two attic bedrooms. The house had water laid on and gas lighting at this time and a plan is given showing the house, return, and an outbuilding at the bottom of the yard that is still present. The house was listed in 1977 at which time it appears to have been occupied as a single unit with its neighbour number 32. Renovations and repairs took place in the 1980s and 90s and the building is currently in use as office accommodation (HB file). References: Primary Sources 1. Evaluation

A terraced three-storey-over-basement former townhouse with attic, now in use as a commercial premises; built c.1860 and located to the east side of Lodge Road in Coleraine. Despite some loss of integrity through alterations and refurbishments, the building retains some good examples of typical mid-Victorian detailing and forms part of an important and prominent terrace (HB03/17/003A-P) situated in the heart of Coleraine. Coleraine is a town largely characterised by its development during the Victorian era, and this terrace is one of the best preserved examples of its type in the town, displaying proportions and detailing typical of the period. Making an important contribution to the architectural character of Coleraine town centre the terrace is also of significant local interest.
