Exterior Description And Setting

An asymmetrical one-and-a-half storey four-bay roughcast rendered house with two elliptical-headed arched vehicular entrances to north extension, built c. 1860 and extensively renovated. Located to the west side of Doughery Road, south of Banbridge. Rectangular plan with full-height extension to north, two-storey return to rear and projecting gabled porch to east. Pitched natural slate roof with bargeboards to gables; angled ridge tiles and three red-brick chimneystacks. Cast-iron half-round rainwater goods on overhanging eaves. Walling is painted roughcast render on a contrasting plinth. Windows are a variety of replacement timber-framed sliding sash with horns and exposed boxes in smooth surrounds with projecting painted sills; 2/2 dormer windows to first floor with decorative bargeboards to gables; replacement timber-framed sash windows to rear. The principal elevation faces east and has three dormer windows to first floor (that to left is more widely spaced). To left of centre at ground floor is the gabled porch with overhanging eaves on exposed rafter tails and decorative bargeboard to gable. Bolection moulded four-panel timber door in smooth surround having brass knocker and knob; narrow leaded-and-stained window to left and right cheek. To left of porch is a tripartite window; to right is a 2/2 window and a tripartite window. The south gable is blank. The west (rear) elevation is abutted to centre by the two-storey return. Right section has two windows to first floor; window to ground floor left and replacement double-leaf half-panelled and glazed timber doors to right. Left section has a window to first and ground floor right. The return is blank to gable; north elevation has two windows to first floor; window and half-panelled and glazed timber door with margin panes to ground floor. South elevation has three windows to first floor; ground floor with half-panelled and glazed timber door to left of centre, window to left and right. The north gable is abutted by the full-height extension having two elliptical-headed arched entries containing timber-sheeted doors; replacement window to gable; west elevation has two modern skylights to roof and a four-panelled timber door. Setting: Situated to the west side of country road to the south of Banbridge, in an unspoiled rural
setting surrounded by farmland. Lawned to front with mature trees; gravel driveway leads to yard to rear and north. Large lawned garden to rear bounded by mature hedgerow and trees. To southeast of the yard is a gabled two-storey outbuilding with roughcast and smooth rendered walls and corrugated tin roof. 1/1 timber-framed sliding sash window to first floor at west gable and timber-sheeted door to ground floor left. Historical Information

No. 51 Doughery Road, a one-and-a-half-storey Victorian-style farmhouse with adjoining double-arched extension was constructed by the second edition of the Ordnance Survey map in 1859, however it is possible that it may have been constructed as early as c. 1830 as a building occupying the same site appears on the first edition of the maps in 1833, (due to its Victorian features the current farmhouse was likely constructed c. 1850 or was modified from an earlier dwelling during the same period). The c. 1830 dwelling was not included in the contemporary Townland Valuations as it was valued at less than the £3 minimum required for inclusion. It is certain that the current one-an-a-half-storey farmhouse had been constructed by the second edition of the Ordnance map in 1859. This map depicted the farmhouse, but also a small outbuilding located to its east side (now taken down). Griffith’s Valuation records that the farm was occupied by a Mr. John Ashwood in c. 1862; Ashwood leased the property, which was valued at £3, from a Mr. John Joseph Whyte (of Loughbrickisland House who also owned the majority of properties in Dooghary townland). Ashwood resided at the farm until his death c. 1870 when his relative, Jane Ashwood, took over occupancy of the site. The farm in Dooghary changed hands once more in 1889 when it passed to a Mr. Samuel Arnott who resided at the site until his death in 1910. The 1901 Census notes that Arnott (58, Presbyterian) was a farmer who resided in Dooghary with his wife Sarah and their family; the census building return described the farmhouse as a 1st class dwelling that consisted of one room (certainly an error as the 1911 Census notes seven rooms) and possessed a number of farmbuildings including a stable, two cow houses, a dairy, piggery, fowl house and a barn. The out offices were located in the outbuilding to the east of the farmhouse, and also in an additional outbuilding that had been constructed to the north of the site since 1859, first appearing on the third edition Ordnance Survey map in 1902-03. Samuel Arnott purchased the farm outright from the Whyte estate in 1908; however he died in 1910 leaving the farm to his eldest son Robert. Robert resided at Dooghary until c. 1918 when he leased the property out to a Mr. Isaac Fergus who continued to work the farm. No. 51 Doughery Road continues to be utilised as a farm; the two-storey return to the rear of the farmhouse as well as all of the current outbuildings were added to the site prior to the current edition of the Ordnance Survey map in 1975. An asymmetrical one-and-a-half storey four-bay roughcast rendered house with two elliptical-headed arched vehicular entrances to north extension, built c. 1860 with later alterations. Of some interest as an example of the type, it has been extensively renovated with loss of detailing and historic material, altering the original character. Although of robust character and significant in the locale, it is not among the best examples of the type and does not meet the statutory and policy tests as a building of special architectural or historic interest.
