Exterior Description And Setting

Three-storey terrace shop with apart, of possible pre -1834 construction with unusual two-storey part 'jettied' return to the rear of possible post-1851 construction. Set within a mixed terrace, this building is street-fronted with a long, almost full-width, two-storey, rear return. The east ground floor front is filled with an asymmetrical modern shopfront. The main entrance is recessed. Either side are two-light shop windows set on rendered stallrisers. The stallrisers and windows return into the recess. Directly above the windows is a full width modern fascia / sign. This is formed with a printed acrylic / plastic sheeting. The bottom and sides to the frame is framed with aluminium angle strips while the upper section is formed in timber. The sides and stallriser of the shopfront are formed in matching plain render. Windows to first and second floors are evenly spaced with three openings to each floor. Second floor openings have reducing Georgian proportions. On the north and south sides, gables rise above their neighbours exposing rendered walling. To the right side of each gable there is a small flat-headed window opening. Only the left side of the rear west façade is exposed. At the extreme left side of the ground-floor façade is flat-headed door opening. Directly over, at first floor is a flat-headed window opening. Set slightly to the right at second and the third levels there are single, flat-headed window openings. The return is set slightly to the right side. It is formed with a later, first-floor extension that bridges the gap between the main rear façade and the older, freestanding two-storey outbuildings. This leaves an open area to the rear of the main rear wall of no. 113; no doubt the arrangement was devised to accommodate an extension whilst retaining a right of way between adjoining properties, nos. 111 and 115. To maximise internal floor space, the extension is cantilevered, with an overhanging / jetty detail, on the north side. The jetty was supported on stout cantilever beams with bull-nosed edges. In recent times two supporting piers were added, one directly below one bracket; the other is slightly offset. Materials Roofs are pitched and slated with shallow eaves course; black fibre cement slates and matching copings cover the roofs. Gables rise to stone capped parapets. At either side of the main roof, set on the ridge-line, is a tall rendered chimneystack with corbelled cap. Rainwater goods are uPVC replacements. Walls are rendered; that to the front has ruled and lined finish while the remainder is roughcast. The upper levels of the front facade are flanked with in/out plain quoins. Window frames to the front are uPVC. The shopfront and front door are formed in timber.

This site is shown developed on the six-inch OS map of 1834, but with an open area between the main building to the street front and what is now the long return, indicating that the gateway which intersects the return was originally completely open to the sky. On the contemporary (or possibly slightly earlier) valuation map this gap is not shown, but the return itself is shown set at a distinct angle to the main block; however the gap is clearly marked on the revised OS map of 1850-51. Unfortunately, however, the valuation book of the mid 1830s has not survived, nor has the manuscript version of the second valuation of c.1858, so we have know way of knowing the dimensions of the various parts of the property at these particular points. The printed (and less detailed) version of the second valuation lists the occupant of the building as John Givan, with Elizabeth Longhead the immediate lessor. In 1868 ‘McBride & Son’ are noted as residents, suggesting that the building contained a shop by this date at least. George Moore became tenant in 1873, followed by ‘Sayars Brothers’ in 1904, Michael Daly in 1906, and Monica Brady in 1967. The ‘jettied’ portion of the rear return looks, on the face of it, very like similar shaped timber-framed structures built in late medieval England and Wales (and also in urban centres of eastern and southern Ireland- we know such buildings existed in Drogheda and Dublin). However, it is likely that in this particular case, the arrangement came about as a means of obtaining vehicular access, probably in the mid-19th century. As stated above, this particular piece of ground (or at least part of it) is shown undeveloped on the 1834 and 1850-51 OS maps, so it would appear that part- if not all, of the jettied upper floor was built after the latter date. The footprint of the building as we see it today is shown on a town plan of 1896, whilst a measured plan of the property in a valuer’s notebook of 1911 records all of the current parts of the building- although, oddly, no reference is made to the gateway. Tall three bay former house over shop rendered building in the centre of Aughnacloy in what is still largely 19th century streetscape . The rear return is noteworthy as it contains a ‘jettied’ section whose profile (which resembles that of a timber-framed mediaeval dwelling) appears to have been created as a result of the particular constrains of the site in the nineteenth century. Its architectural interest, however, has been diminished by the insertion of a late twentieth century shopfront and inappropriate replacement windows to the top two floors on the front elevation. It is therefore not of listable quality.
