Exterior Description And Setting

A single-storey with attic, four-bay L-shaped Georgian cottage built c.1810. Located mid way on the west side of the Moneybroom Road; running between Ballinderry Road and Glenavy Road. Pitched natural slate roof with terracotta ridge tiles and finials; yellow brick chimneystacks with corbelled upper courses. Decorative timber bargeboards; cast-iron semi-circular gutters with circular downpipes. Roughcast rendered walling; projected smooth rendered plinth. 12 pane Georgian-style timber casement windows; stone cills. Timber front door; solid bolection moulded lower panels; margin paned glazed upper panels; semi-circular fanlight with hood moulding and moulded head-stops. The principal elevation faces south and is asymmetrically arranged. Gabled entrance bay located right of centre; small margin paned windows to each cheek. Two windows to the right; three to left. Modern roof light located to the right of front entrance. The left gable is abutted by a single-bay gable-ended small extension; lower eaves and ridge level; 9-paned fixed light to the gable face; timber sheeted door to the south elevation. The rear elevation is asymmetrically arranged; four windows wide with wide flat roofed dormer (c.1970) to attic level. 1 ½ storey gable ended, four-window-deep return to the left hand side. Gable face abutted at ground floor level by single-storey lean-to extension; two symmetrically arranged window to first floor. The left and right cheek of the return comprises various sized windows throughout. The right gable is symmetrically arranged; single-storey canted-bay centrally located at ground floor level with single replacement window over. Setting: Large mature well maintained gardens to the front bounded to the east by an English bonded red-brick wall with compound poly-chromatic pointed-arched gateway; terminated with large round piers with corbelled upper course. Court-yard to the rear with modern surface finish; enclosed to the north and west by historic single and double height outbuildings; roughcast walling and slated roofs. Historical Information

Streamville Lodge first appears on the first edition of the Ordnance Survey maps in 1832 where it is depicted as an oblong building, with three outbuildings, situated in the townland of Moneybroom. All of the outbuildings on this map occupy the site of the three current outbuildings suggesting that they are original; however the eastern outbuilding was taken down between 1857 and 1901 and replaced with the current rear return of the dwelling which first appears on the 1901 Ordnance Survey map. The Townland Valuation of c. 1830 tells us that the house was occupied by a Miss Sarah Patten at that time. The valuer described the house as a 2b+ class single-story dwelling which measured 54ft by 17.6ft; a large outbuilding, likely the western stable block, measured 29ft by 19.6 ft. The valuation also records that one of the out offices were used as a coach house whilst the entire site was valued at £9 3s. Miss Patten was the daughter of the Rev. Francis Patten, incumbent of Magheragall Parish Church (HB 19/03/002). The Ordnance Survey Memoirs tell us that Streamville Lodge was the seat of Rev. Patten who had descended from the Knockmore Pattens, a respected family that had settled in the area shortly after the 1641 rebellion. Streamville Lodge was likely built before c. 1809 when a Mr. James Patten was recorded in a land conveyance as resident (PRONI D2058/1).The Ordnance Survey Memoirs described the house as ‘a beautiful thatched cottage, 1-storey high’ and possessing ‘farmyards and office houses in neat order’ (Ordnance Survey Memoirs, Antrim VII, Vol. 21, p. 101). Between c. 1830 and 1859 the house passed to a Mr. James Patten, an unknown relation to the previous occupant. During this time the value of the property had increased to £18; this increase may have resulted from the construction of a large return to the western outbuilding which can be seen on the Ordnance Survey map of 1857 but has since been taken down. James Patten occupied the main dwelling but also let out two smaller properties to lodgers, perhaps houses converted from the previously mentioned offices (although this cannot be confirmed); these smaller dwellings were valued at £1 and £0 15s, however they appear to have been taken down as they are not recorded in the Annual Revisions which commenced in 1863. Between 1868 and 1905 ‘Streamville’ (as it was named on the Ordnance Survey maps from 1857) changed hands a number of times; in 1870 the property was occupied by a Mr. Joseph Richardson who also came into ownership of the house the same year. Richardson let the house to a Mr. John Graham Snr. who resided there until 1879 when the house fell vacant; subsequent occupants included William M. Crilly (who let the house in 1880), Alexander Steer (1885), Alexander Jackson (1886) and a Mrs. Arlow in 1888. Mrs. Arlow resided in Streamville until 1905 when a Mr. C. J. Williamson came into possession. In 1917 the house once again changed hands, however this time it was occupied by Henry Richardson, possibly a relation of the previous landlord Joseph Richardson. Henry Richardson was the last occupant recorded in the Annual Revisions which ended in 1923. The single-storey house continues to be occupied although its thatched roof was replaced at an unknown time with a slate roof. The outbuildings have been well maintained. Primary Sources 1. A single-storey with attic, six-bay L-shaped Georgian cottage built c.1810, originally thatched now slated. Externally the overall characteristics and proportions have been retained. The survival of the outbuildings and internal courtyard add interest as does the setting; along with the additional features including the gardens and boundary wall. The modern agricultural buildings and stables are well screened and do not overly detract from the interest of the dwelling. Whilst of interest this building is not of sufficent interest to warrant listing.
