Exterior Description And Setting

Semi detatched two-storey house, dated 1753, located to the west side of Dublin Street. Rectangular-on-plan with two-storey gabled return to rear (parallel to house) abutted by further two-storey gabled extension to south-west. Right hand part of a larger house that was sub-divided in 1918 to form two two-bay dwellings; 1 Dublin Street at right and 3 Dublin Street at left. Roofs are pitched natural slate (replacement to main house) with blue/black clay ridge tiles over timber eaves course; ruled-and-lined rendered chimneys with clay pots. Walls are smooth render; roughcast render to rear. Windows are square-headed timber framed 6/6 sliding sashe; all have painted masonry sills. Front elevation contains replacement square-headed four-panelled timber door surmounted by transom light flanked at right by dipartite window separated by timber mullions enclosing 2/2 sliding sash light; and on the first floor a tripartite window with the centre window 6/6 and side lights 1/1. South gable is abutted by adjoining house (HB10/04/026B). Rear elevation is abutted by return and extensions; exposed section of extension at left contains single window at first floor. North gable is abutted at ground floor by retaining wall to churchyard (HB10/04/003); exposed section at first floor contains single six-pane fixed window; gable abutted at right by extension. House is accessed directly from street at east via three shared stone steps; enclosed gardens bounded to west and north by rubble walling forming retaining wall to graveyard of St Eugene’s Church (HB10/04/003) to south. Historical Information

The overall building comprising both 1 and 3 Dublin Street was formerly a single dwelling, and is dated 1753. There are buildings shown on the site on the 1833 OS Map. Unfortunately the earliest town plan, which dates from 1828-40, has not survived, and the building is not, therefore, identifiable in the Townland Valuation. The first clear mention of the building is in Griffith’s Valuation and on the associated Town Plan of 1856-64, where it is shown as a single building numbered 1 ‘Upper Street’. The house offices and yard are being used as a ‘loan fund office’. Dimensions of the house are as follows: House 37x25x15.6, addition 30x8.6x14.6, addition 21x3x14.6, addition 18x19x7. Together with offices this is valued at £10 5s 4d, occupied by John Rogers Esq JP and leased from Miss Emily Barton. Revisions (1860-1929) value the property at £10 and by 1864 the occupier is William Sterling who leases it from Andrew Monteith. In 1870 an amendment decreases the value to £8 10s and a note remarks ‘offices dilapidated’. There are various changes in occupier and in 1918 the house is split into two, numbered 1A and 1B. These are valued at £3 10s each and leased from James Ballantine. The north wall of the building, forms the retaining wall to the adjoining churchyard, which dates from the mid-eighteenth century, indicating that the original structure probably remains, at least in part. A semi-detatched two-storey house, of mid eighteenth century date, located to the west side of Dublin Street. This house is one of two that were sub-divided and re-modelled during the early twentieth-century. Both houses occupy a very important position at the top of Main Street and enjoy a good urban setting within Newtownstewart Conservation Area. They have group value with each other.
