Exterior Description And Setting

Detached three-bay two-storey rendered house, built c.1910. L-shape on plan facing east with single-bay two-storey flat-roofed extension. Range of single and two-storey rendered outbuildings to the northwest enclosing farm yard. Hipped natural slate roof (gabled to rear projection) with pair of yellow brick chimneystacks, terracotta ridge tiles and uPVC rainwater goods to timber boxed fascia. Painted pebbledash cement rendered walling with smooth rendered quoins to all corners and smooth rendered plinth course. Square-headed window openings, smooth rendered surrounds, painted concrete sills and 6/6 timber sliding sash windows. Symmetrical three-bay two-storey east front elevation with moulded architrave surrounds to window openings and central square-headed door opening with moulded architrave surround and timber panelled door with sidelights and overlights opening onto concrete step to front gravel area. Two-bay two-storey south side elevation with single window opening to first floor and two window openings to ground floor. Rear west elevation has the gable-ended return to the left with yellow brick chimneystack rising from gable. The inner angle is occupied by the two-storey flat-roofed extension having square-headed window openings with timber casement windows and a square-headed door opening with timber panelled and glazed door opening onto rear gravel area. Three-bay north side elevation with three window openings to ground and first floors having moulded architrave surrounds and 6/6 timber sliding sash windows. Setting:- To the northwest is an enclosed yard (of an earlier date) with single-storey rendered outbuilding to the south, two-storey rendered outbuilding to the west and a further single-storey iron structure to the north. The yard is enclosed to the east by lime-washed rubble stone wall and wrought-iron gates. A screen wall connects the west range to the iron roofed structure to the north with a segmental-arched carriage arch. A flight of stone steps rises to the first floor of the two-storey west range. Timber plank doors and steel casement windows to all outbuildings. The carriage arch opens onto a gravel lane leading north to the road. Adjacent to the entrance is a further single-storey rubble stone structure with corrugated iron roof. The principal approach lane is located slightly further to the east, running parallel to the yard lane with a further single-storey rendered structure to the west of the lane having a corrugated iron roof. Historical Information

The house can be dated to c1910 - it is not present on the third edition OS map of 1905-6, although it has the appearance of an earlier dwelling. The building is first shown on the fourth edition OS map of 1953, replacing a much earlier dwelling which is present on the first edition of 1833. Outbuildings apparent on the 1905-6 edition appear to have survived. The Townland Valuation records the earlier house as a ‘dwelling house and offices’, which is valued at £2.8s, and occupied by John McKelvey. Griffith’s Valuation shows that the property is leased from Major A. W. Cole Hamilton, with a slight decrease in valuation noted. The building of the new house is not recorded in Annual Revisions (1867-1923) but the valuation is increased to £12 in 1933. It comprises drawing room, dining room, kitchen, scullery and pantry on the ground floor and five bedrooms on the first floor. The valuer notes that it is a ‘good well built farmhouse. Detached three-bay two-storey rendered house, built c.1910. A simple early twentieth-century house built in a Georgian style retaining its original façade composition. The outbuildings to the farm yard add interest to the property, however, it is of a late date and not one of the best examples of the type.
