Exterior Description And Setting


Attached mid-terrace two-bay two-and-a-half-storey house, built c.1830, located to the north side of Church Street. Square-on-plan with two-storey return to north. Roof is pitched natural slate with blue/black clay ridge tiles over corbelled brick eaves; brick chimney to party wall at east. Walls are ruled-and-lined render; rough render to rear. Windows are timber framed sliding sash with painted masonry sills. Principal elevation faces south; shopfront at ground floor consists of large window at left and replacement timber-panelled door at right; two 2/2 windows at first floor; two 1/1 windows to attic (no sills). West gable is abutted by no 13 Church Street. North elevation is abutted by return; exposed section at attic level is exposed rubble and contains two 2/2 windows. Return has lean-to roof; at left, replacement square-headed timber door is flanked at left by 1/1 window and at right by window opening (now blocked); at right, door and window opening blocked; two 3/3 windows at first floor. East gable is abutted by no 9 Church Street. Setting Building directly accessed from street at south. At rear, enclosed shared yard contain single-storey garages; remains of rubble boundary wall to left and right of return. Historical Information


There are buildings shown on the site from the first edition OS map of 1833. However these are not clearly identifiable as the current building. Likewise the Townland Valuation (1828-40) and associated map does not allow for a clear identification of the building. It may be part of a plot described as ‘seven houses’ and exempted from valuation. The building is first clearly identifiable in Griffith’s Valuation and map and is described as occupied by Charles McGuigan and leased from Joseph Stewart at a value of £6. There are frequent changes of occupier until it passes into the hands of the Hughes family in 1910. In 1934 the lessor becomes Lord Rathdowell and the value is increased to £9.10s. At this time it comprises a shop, kitchen, scullery, small room and reception with three bedrooms on the first floor and two rooms on the second floor. The valuer notes in 1939, “Small butcher’s shop with sausage room (small petrol engine) behind…Yard with…buildings in poor repair containing byre, pigsty and slaughter house.” References: Primary Sources 1. Evaluation


An attached mid-terrace two-bay two-and-a-half-storey house, built c.1830, located to the north side of Church Street. While retaining some original features and detailing, changes to the ground floor to accommodate commercial use have compromised its character. However, it is of a common type and not among the best examples and not of special architectural or historic interest.
