Exterior Description And Setting

Three storey rendered building, right one of a terrace of three similar buildings, set in a larger terrace on west side of Abbey Way, now Upper Water Street. Roof is pitched natural slate with two cast iron sky lights to front pitch. Plastic rainwater goods (shared down pipe with no.20 to left and plastic downpipe to right, one red brick chimney to left shared with no.20. Walls are lined rendered to G/F and lined render to upper floors, with projecting render eaves course. G/F: L-R. The left window has had a modern timber door inserted to its left and its glazing divided into side light and transom light over. Shop door is modern timber and large glass panel with transom light over; right shop window is one large pane. The wall at ground floor is cement render, but earlier survey photographs show shop once had timber fascia and pilasters as those to no.20. All windows have granite cills. At first floor there are four equally spaced uPVC top hung casements with exposed boxes and horns. There are similar, but diminished in height at second floor. Rear elevation: Wall to rear is smooth cement render and abutted to left by a two storey return. Ground floor right was not inspected, above at first floor is a two paned casement with transom over. Between first and second floor (over left pitch of return roof is a 1/1 modern top hung window, with similar over right pitch. To second floor right is a 2/2 sliding sash window. Between second floor and attic is a 1/1 top hung window in line with window over right pitch of return. Return has a pitched artificial slate roof with blank rear wall and right cheek. A single storey shed abuts right cheek and a two-storey addition with cat-slide roof at join with rear elevation.

Shown on 1835 OS map and described as a house rated at £42 in 1838 valuation. Recorded as three and a half storeys high in 1863 valuation. Undoubtedly erected at same time as nos 16-20. General Comments

This building originally had the address 22 Abbey Way. Following various realignments etc in the area, the street name was changed to Upper Water Street, hence the change of address.
