Exterior Description And Setting

A two-storey mid-19th century house, one of a pair of semi-detached villas, with rendered walls and hipped roofs. Main entrance faces north; main elevation of block faces west. West elevation is 3 windows wide: roof hipped, with Bangor blue slates in regular courses with dark toned ridge tiles. Wall smooth rendered, lined and blocked to first floor, with slightly raised smooth frieze, and raised platband at cill level; channelled rustication to ground floor, with projecting plinth. Oversailing eaves with white painted timber soffit supported on shaped timber brackets; moulded cast iron guttering, with one downpipe, part PVC and part cast iron, at right-hand extremity, common with adjoining house. One chimney, smooth rendered with corbelled cornice; five original octagonal stoneware pots. Gabled dormer with plain timber pilasters framing a semi-circular arched 3-pane timber side hung casement window, surmounted by an open pediment with moulded timber barges; plain cheeks; dormer roof slated as main roof. Windows are rectangular timber sliding sash, vertically hung, 1 over 1 with horns, with raised moulded render surrounds; projecting sandstone cills, with some later rendered portions. North elevation is 4-bay: roof, walls and guttering as previous, with two modern flush rooflights. To left of main chimney previously described is a smaller one, smooth rendered, with a block cornice; one original pot, as previous, and one modern terracotta pot. Windows similar to west elevation except those to each end of first floor, and the two to the left at ground floor, are without horns. Main entrance is second bay from right: comprises an elliptic arched opening, with panelled archivolt, keystone, and panelled pilasters; recessed doorway consisting of an original rectangular timber panelled door and plain sidelights set between triple columned mullions, surmounted by a plain fanlight; sandstone doorstep with red tiles. Projecting at the left-hand extremity of north elevation is a screen wall to coachyard, smooth rendered, lined and blocked, with crenellated top, containing a large elliptical archway with raised surround, panelled as previous to main entrance of house, with rectangular timber frame inset; pair of iron gates, not original. Rear face of screen wall to coachyard is roughcast render. East elevation comprises main rear wall to left with a deep projecting return to the right; roofs slated as previous, with flush rooflight in block to left. Block to left: wall rendered with pebble dash finish except for smooth render, lined and blocked, to projecting bay in left-hand corner. PVC gutters and downpipe. One window, rectangular timber sliding sash, 6 over 6 without horns, set in plain reveals; recessed cill. Side wall of later projecting bay contains a coupled timber side hung casement window. Ground floor has a later lean-to projection with what looks like synthetic slates to roof; wall roughcast, with smooth render patching, PVC gutter and downpipe and cast iron downpipe. Two windows: rectangular timber; the one to right sliding sash, 6 over 1 without horns; the one to the left altered to form a 3-pane fixed light. Return, east elevation: roof hipped, with modern flush rooflight. Wall rendered, with pebble dash finish, painted to ground floor; PVC gutter and soil pipe. One window, rectangular timber containing an air expeller. Return, south elevation: wall pebble dashed, painted to ground floor; PVC downpipe and part cast iron; cast iron soil pipe; one window to first floor modern rectangular timber fixed light with top hung vent. Ground floor has one window, rectangular timber sliding sash, 1 over 1, without horns; plain reveals; projecting concrete cill, damaged. Door rectangular timber glazed and panelled. Rear yard has stone pavings with smooth rendered and dry dashed areas. Party wall of yard, on south side, is roughcast rendered with modern timber fascia to flat-roofed adjacent property. Outbuildings to rear are of no architectural interest: single storey with lofts: roughcast walls; some doorways now without doors; others have ledged timber doors. Coachyard surfaced with gravel, with small grassy garden in corner. SETTING: The building stands within its own grounds set well back from the main road and approached by a winding driveway. Extensive front garden with lawns, shrubs and mature trees. Main entrance gateway shared with adjoining property comprises a pair of circular gate piers, rendered, dashed and painted, with octagonal bases, and octagonal sandstone caps; gates missing; curving concave screen walls, rendered as piers, with sandstone copings; square end piers similarly rendered, with concrete caps. Front boundary wall is similarly rendered, with concrete coping.

Built as one of a pair of semi-detached villas sometime between 1834 and 1859. Either no. 9 or the block at 9 and 11 was marked on the map as 'Ballykeel'. References – Primary Sources 1.
