Exterior Description And Setting

Single storey / three bay vernacular house with single bay outhouse abutting west gable. A parallel set of outbuildings opposite forms an enclosed yard, all on E side of Ballycoshone Road. House has a pitched natural slate roof (aligned W-E) with terracotta ridges and two small cast iron rooflights. There are four smooth rendered chimneys with projecting copings. There is one to each gable and on each side of the central bay. No rainwater goods. Rubble granite walls are unevenly lime rendered and whitewashed, with an advanced eaves course. Principal façade faces N. Main entrance is to right side of central bay and is set within a shallow porch. Porch has a lean-to natural slate roof, and walls as main house. Each of its cheeks is blank and its door is on front wall. Broad t+g sheeted door with cottage latch and traditional iron hinges. It has an additional half door (in an advanced state of decay). To left of porch is a 2/2 (vertically divided) sliding sash window with horns and granite cill. Each remaining bay to façade has a similar window, all of which have timber lintels and which are now boarded over. Completely abutting the right gable of main block is an outbuilding. Roof of outbuilding has a distinct break with house roof and walls are similar but have a brick eaves course and a distinct wall break. It has a t+g sheeted door to right of centre. Its right gable is to road and has a small t+g sheeted loading door to gable. Rear wall of outbuilding is blank. Rear elevation of house has a window, as those to façade, to each bay. Opposite and parallel to house is an outbuilding of similar length to main block. It is three bays wide, the left one is two storeys high, the central one is one and a half storeys and right bay is single storey. All have pitched natural slate roofs with terracotta ridge tiles and brick eaves course. Walls are lime rendered and whitewashed random granite rubble. Left bay (as viewed from yard) has pair of sheet metal top-hung doors. To its right is t+g sheeted door with cottage latch. To first floor centre is a loading door which is now boarded up. Central bay has a pair of sliding (top hung) sheeted metal doors set to left. The right bay has a small window opening to left and a t & g sheeted door to right. Left gable, to road, is also blank. Rear elevation of outbuildings is as follows: left bay is blank, middle bay to has a small blocked up window to left, and to right is a blocked up door way. Right bay is a former loading door at first floor with remains of steps up. Right gable is blank. The east end of the outbuildings and the east end of the house are linked by a high painted rubble wall which encloses the yard. Its pedestrian gateway has been infilled. The western end of the yard, to road, is filled by entrance gates. A pair of gate piers, built in lime washed squared granite blocks with pyramidal caps supporthe gates. To centre is a pair of carriage gates, in flat iron with vertical divisions with twisted tops and arrowheads. A gap to the left of these gates is infilled with a rubble wall. A similar space to their right contains a pedestrian gate which is detailed as the carriage gates. The yard is paved with granite cobbles. On road, to rear corner of outhouse is a length of stone walling which is terminated with a cylindrical stone gate post which has a conical cap of rendered brick and rubble; its opposite number is gone. Across the road is a similar gateway, again with only one pier remaining. To south, again opposite house, is a complete set of cylindrical piers. In field to E of house is a one and a half storey pig house. It has a pitched natural slate roof and granite rubble walls brought to courses. Its front wall is W facing. It has two three-quarter height doors and was formerly divided into two pens by a boundary wall (some remnants). Its left gable has loading door in loft. Both rear elevation and right gable are blank.

Historical Information

A building is shown on this site on the 1834 OS 6” map, but as its alignment is different to the present complex it is probably not what now exists. The present complex is first shown on the 1859 map, indicating a mid-19th C construction date. According to the c.1861 Valuation, it belonged to William Roonan and was valued at £2.5s.0d.
